The Closed List

Real estate teams, ranked by what they actually closed. Not ads. Not votes. Not who paid for a badge. Just the sales on the record, market by market, so you can pick an agent with real information instead of the loudest billboard.

The editions

Meet Tally

  1. Frame 1. The lockup. Every list has someone keeping it.
  2. Frame 2. Three letters stay. Ours only needed three letters.
  3. Frame 3. The C. C is for Closed. It’s also for that perfectly round head.
  4. Frame 4. The T. T is for Tally, the “The” in The Closed List, and those iconic eyebrows.
  5. Frame 5. The L. L is for the nose. Mostly the nose.
  6. Frame 6. Tally wakes up. And then there was Tally.
  7. Frame 7. Hello. Hi. I'm Tally. I keep the list.
  8. Frame 8. Back to the lockup. The Closed List. Kept by Tally.

Tally has your back

Tally lives in the records room, and the records room keeps getting bigger. Tally reads every closing in every market we cover, nose first. If a home didn't close, Tally didn't see it.

But Tally isn't keeping score for the agents. Tally's keeping it for you.

  • When an agent says they're "the top agent," Tally asks: top at what? Volume, homes sold, your town, your price range? Tally will show you every one.
  • When you're about to pick the biggest team, Tally asks: who will actually answer your call? Bigger isn't always better. Sometimes it just means more people to get handed to.
  • When a list looks too good to be true, Tally checks the receipts. Every number Tally keeps has a source and a date.
  • When Tally gets something wrong, Tally says so. Tally fixes it and writes it in the change log, where anyone can see it.

When a new market opens, Tally packs one bag (it's mostly spreadsheets) and starts reading.

Things you'll notice about Tally

  • Tally watches. Move your cursor and Tally follows it. That's the job.
  • Tally looks around when you stop. Even when nobody's asking, Tally's checking.
  • Tally perks up when you get close. Brow up, eyes wide. Tally loves a question.
  • Tally startles when you click. Sudden moves make Tally nervous. So does "coming soon."
  • Leave Tally alone long enough and Tally dozes off. Brow drops, eyes droop, slow blinks. Even Tally needs a break from spreadsheets. Move your mouse to wake Tally.
  • Tally's nose always points right. Tally says it's pointing at the next closing.

Why it exists

Choosing an agent is one of the biggest money decisions most people make, and the lists they use to make it are usually for sale. Some are paid placements. Some are nominations. Some are built by a team's own marketing firm to put that team first.

We thought buyers and sellers deserved one list with no thumb on the scale. So every edition of The Closed List includes every verified team in its market, holds every team to the same rules, and links every number to where it came from.

One standard, every market

Every edition follows the same rules, so a ranking means the same thing wherever you read it.

  • Every verified team is included. Not just the ones who advertise, and not just the ones who fit a convenient cutoff.
  • Closed sales only. Rankings come from RealTrends Verified, which counts closed transactions. Listings, pending deals and "coming soon" don't count.
  • No blended score. Volume, homes sold, average sale and team size each get their own ranking, so you can see exactly why a team is where it is.
  • Local first. Real estate is block by block, so each edition ranks teams by town and by team size, not just one big list.
  • Service counts. Each edition includes a How to Choose guide and Google review data, because the biggest team isn't always the one that takes care of you best.
  • Sourced and dated. Every figure shows where it came from and when we checked it, and every change goes in a public change log.

How it helps you

  • See every team, not just the famous ones. From 2-agent teams to teams of 20 or more.
  • Match on what matters to you. Sort by town, team size, price range and service, not just total volume.
  • Ask better questions. The How to Choose guide gives you five questions to ask any team before you sign.
  • Check our math. Download the full data set for any edition.

What we don't do

  • No pay to play. A team can't buy a spot, a badge or a better rank, in any market.
  • No secret score. We never blend numbers into a formula you can't see.
  • No hiding. If we work with a team on a list, we say so on the page.

Who makes The Closed List

The Closed List is made by Maude House, a marketing agency based in Santa Rosa Beach, Florida. Maude House builds brands, listing campaigns, content and search visibility for luxury real estate teams. Our whole philosophy fits on a cocktail napkin: help people be seen the way they want to be seen, and back it up with the receipts.

We built The Closed List because we spend our days helping agents prove what they're good at, and we kept watching buyers and sellers rely on lists that couldn't prove anything. So we made the list we'd want to read: clear, sourced and a little bit charming. Think of us as a luxury socialite with a spreadsheet. Tally is the spreadsheet.

Our clients, in plain sight

Maude House does marketing for some of the teams on The Closed List. They don't choose the method or the order, and they're held to the same rules as everyone else. That's exactly why every number links to its source: you never have to take our word for it.

  • The Closed List: 30A: The Kendall Hood Collection and The Richards Group
  • The Closed List: Jacksonville and the Beaches: Sexton and Mock
  • The Closed List: Miami: Team Citron
